What is a UK strategic land?

The UK land with a medium to long term development potential is a UK strategic land. Usually, it is a located in the area of high housing need, adjacent to existing housing and close to local amenities and infrastructure (transport links, water, electricity, etc) to support its development.

Strategic land is acquired with a view to profit from possible rezoning or getting a planning permission.

Does your land have a planning permission?

No. We specialize in selling freehold plots of the UK investment land that don't currently have a planning permission. However, in our view, these plots have a reasonable chance of getting a planning permission in the medium to long term.

Can I build on my plot?

You must have been successful in obtaining a planning permission on your plot before you can build and this is not likely to occur in the short term.

You can however use your plot for any lawful purpose because you own the freehold with vacant possession and have full control over its management.

How long will it take to obtain a planning permission?

We cannot guarantee if or when planning permission will be granted. Because of this uncertainty, we offer the UK investment land at a small fraction of cost of the UK land which has been zoned for residential development.

You own the freehold title and retain day-to-day control of your investment plot and you can seek planning permission at any point.
We would like to warn potential investors that there are a number of companies on the market which "guarantee" a planning permission within a certain time scale. Under the UK's current planning system, this is simply not impossible. Many unethical companies make guarantees with the only aim of achieving faster sales at unjustifiably high prices.

Can I see the actual land prior to purchase?

A site visit is part of our service should you require one.

Do I need a solicitor to buy the UK land?

No. Most of our clients use our free legal service as we prepare contracts and can provide all the land searches and details.

Can I buy the UK land if I live outside of the UK?

Yes. You can buy the UK land either on your name, or on your company name, including offshore companies. Non-residents of the UK are exempt from UK capital gains taxes (tax on profiting from selling the land at a higher price).

Can I sell my plot?

The UK land investment should usually be viewed as a longer-term investment. However, as you own the freehold, you are entitled to sell your plot at any time.

Whom can I sell my plot to?

Parties interested in buying a land may include other land investors, property developers, horse and pony owners, farmers, self builders, etc.
