Location
Raunds is located just 72 miles from the Centre of London and is the second most populated settlement in the East Northamptonshire District.
The town has already experienced residential growth in the south west of the town in recent years, in the direction of our site. The adjoining village of Stanwick has also experienced high residential growth, with significant expansion to the north east of the village, also in the direction of our site.
The construction of the A14 Link road has reinforced the area's status as serving the larger economic areas of Wellingborough, Kettering and Northampton. Improved accessibility and relatively cheap housing has encouraged a continuous influx of commuters.
The Future
East Northamptonshire Councils "Design for the future - Raunds and Surrounding Areas Discussion paper" of June 2004 states: "The strategy for the Milton Keynes and South Midlands sub-region identifies Northamptonshire as a growth area which will have to accommodate for more homes, jobs and services in a sustainable way."

The land has already been identified by a house builder as a potential new development site. By the terms of a transfer of the land in 2001, Wilcon Homes Midland Limited will retain a 50% share of profits arising from the development of the land. This is due to strategic location of the land.
